Doing Home Interiors in Chennai from Abroad: A Guide for NRIs and Remote Owners

A large share of new apartments in Chennai — especially on OMR, in Porur and in South Chennai — are bought by people living elsewhere: NRIs in the Gulf, the US, Singapore and the UK, and professionals working in Bangalore or Hyderabad. Doing interiors without being on site is very achievable, but only if the process is designed for it.

What changes when you are remote

You cannot drop by the site on a Saturday, touch a laminate sample, or notice a switch in the wrong place before the wall is plastered. The process has to replace your eyes with documentation and your presence with clear sign-offs.

A remote-friendly process

1. Design on video

• Share the floor plan and any builder documents by email.
• Hold design reviews on video calls, in your evening if you are in a different time zone.
• Review 3D views of every room and a walkthrough video if available.

2. Materials without touching them

• Ask for photos and short videos of samples in natural light.
• Have samples couriered to a family member in Chennai, or planned for one short trip.
• Keep to a tested, in-stock material palette to avoid delays.

3. Sign the paperwork properly

• A line-item BOQ listing every unit, material grade, finish and hardware brand. See our guide to choosing a designer.
• A written timeline with milestones.
• A payment schedule linked to milestones — design, production start, installation, handover.
• Written warranty terms.

4. Track progress weekly

• Dated photos and videos every week, room by room.
• A shared tracker showing what is done, pending and blocked.
• A short video walk-through at key stages: electrical before the ceiling closes, carpentry installation, final finish.

The electrical stage is the one to watch most closely. Once the false ceiling and walls are closed, moving a point means breaking finished work.

5. Have someone local for key moments

A family member or friend — or an authorised person — helps with society paperwork, receiving deliveries and an in-person check before handover. Share society rules and contacts with the studio early.

6. Handover

• A video walk-through covering every room, every drawer and every switch.
• A written snag list and a date for fixing it.
• Warranty documents and a care guide.
• Keys handed to your representative, or held until your visit.

Paperwork specific to NRIs

• Keep invoices and payment records for the property file.
• Confirm how GST is shown on invoices.
• If paying from an NRE/NRO account, check with your bank about the documents they need for large domestic payments.
