Modular Kitchen Cost in Chennai (2026): L-Shaped, U-Shaped, Parallel and Island

The short answer
A modular kitchen in Chennai starts at around ₹1.6 lakh for a standard 8ft L-shaped kitchen in BWP plywood with laminate shutters. A 10ft U-shaped kitchen with acrylic shutters and premium hardware typically costs ₹3–5 lakh. Price is driven mainly by running feet of cabinets, shutter finish, hardware brand and counter material.
The modular kitchen is the most-used room in a Chennai home and usually the single biggest carpentry line in an interiors budget — around a fifth of a full-home project. It is also where cheap specification fails fastest, because it deals with water, heat, oil and daily scrubbing in one of India's most humid cities.

These ranges assume BWP plywood carcass and branded soft-close hardware. Quotes much lower than this almost always substitute MR ply, particle board or unbranded fittings — ask.
What drives the price
Running feet of cabinetry
The biggest single factor. Base cabinets, wall cabinets and tall units are priced by length and height. Adding a tall pantry or an appliance tower adds noticeably more than extending a base run.
Carcass material
The box behind the shutter. In Chennai we use BWP marine-grade plywood as standard in kitchens, because the sink zone, humidity and the northeast monsoon destroy MDF and commercial ply within a few years — swelling at the base, peeling edges, sagging shelves. Shutter finish
Laminate is the value-for-money default and the most scrub-tolerant. Acrylic gives a high-gloss look and adds roughly 35–60% to shutter cost. PU and lacquered glass sit higher still. Our shutter finishes comparison explains the trade-offs.
Hardware
Hinges, drawer channels, tandem boxes, corner units and lift-up mechanisms. Hettich, Hafele and Ebco are the brands most Chennai studios quote. A kitchen with eight tandem drawers and a magic corner costs far more than one with shelves behind hinged doors — and is far more usable.

Accessories that are worth paying for
- Deep drawers for vessels instead of shelves — you stop kneeling to find the pressure cooker.
- A masala pull-out within reach of the hob.
- Tall unit or pantry pull-out for dry storage in apartments without a store room.
- Under-cabinet profile lighting over the counter.

Accessories that often are not
- Wicker baskets, which trap moisture and grease in Chennai's humidity.
- Too many glass-fronted wall cabinets — they need constant cleaning in an Indian kitchen.
- Very complex corner mechanisms in small kitchens, where a simple blind corner with a carousel works as well.
Hidden costs to ask about
- Chimney ducting route and any core-cutting in the wall
- Plumbing and gas-line shifting
- Wall tiling or backsplash
- Electrical points for chimney, hob, microwave, RO and mixer
- Demolition and disposal of an old kitchen in a renovation

How long it takes
Factory manufacturing takes about 15–20 days after the final design and site measurement, and on-site installation 3–5 days. Allow roughly a week more if civil work, plumbing shifts or tiling are involved. Most Chennai modular kitchens are complete within 18–25 days.
