Renovating an Old House in Chennai: What to Keep, What to Replace, What It Costs

The short answer
When renovating an old Chennai home, start with a condition check of slab, wiring, plumbing and damp before any design. Replace old wiring, galvanised plumbing and failed waterproofing; restore things that are hard to buy today — teak doors and windows, athangudi and mosaic floors, high ceilings. Services and civil work typically add ₹1–3 lakh or more before carpentry, depending on the home's age.
Chennai has a large stock of older homes — independent houses in Mylapore, Adyar, T Nagar and Anna Nagar, bungalows around Nungambakkam and Kilpauk, and apartments built in the 1990s and 2000s that are now due for renovation. Renovating them well is different from fitting out a new flat. The first job is finding out what is actually there.
Step one: assess before you design

In homes over 20 years old, we almost always recommend rewiring the kitchen and bedroom circuits at minimum rather than layering new appliances on old wiring.
Step two: decide what to keep
Some things in older Chennai homes are worth far more than their replacement:
- Teak and rosewood doors, windows and frames — solid, stable and very expensive to replicate. Strip, repair and repolish.
- Athangudi tiles, mosaic and red-oxide floors — restore and polish rather than covering with vitrified tiles.
- High ceilings (11–12ft) — keep the volume in living spaces; drop ceilings only where services need to run.
- Madras terrace roofs and lime plaster — these need breathable finishes. Sealing lime plaster with modern acrylic paint traps moisture and causes failure.
- Brass fittings, pooja room details, swings — often the emotional heart of the home.
Step three: decide what to replace
- All old wiring and the distribution board
- GI plumbing — replace with CPVC or PPR
- Failed waterproofing on terraces and bathrooms
- The kitchen — older kitchens have counters at the wrong height and depth for modern appliances
- Bathrooms — usually the biggest functional improvement per rupee
Budgeting a renovation
Renovation costs more than a new-flat fit-out of the same size, because services and civil work come first:
